GAINESVILLE, Florida; July 2, 2018UF Health recently announced that they will be opening specialty practices at The Oaks Mall in the 139,000 square foot former Sears space located at 6201 W. Newberry Road. Front Street, a commercial real estate service firm based in Gainesville, represented the UF Health in this transaction. This lease transaction represents one of the largest ever single-tenant, medical office deals in the region.

UF Health will feature three specialty practices at what will soon be known as UF Health The Oaks. These practices will include ophthalmology, otolaryngology, and audiology services, as well as an outpatient surgical center.

According to Ed Jimenez, CEO of UF Health Shands, “UF Health has progressed into an exciting era. We continually focus our attention to offering services in locations convenient to where people live, work, and access other valued resources. Nick Banks of Front Street recognized this and foresaw a creative concept. Nick brought us the opportunity to lease space in a large ’big box’ anchor store in our local mall.  This opportunity, now a reality, gives UF Health a location in a modern, patient-focused space while bringing new life and energy to the mall. Patients both local to Gainesville as well as those around the state will benefit from this new location.  Additionally, our world-class faculty and staff in Ophthalmology and Ear, Nose & Throat will have world-class space and technology in their new home.”

With traditional mall anchors trending towards online sales and smaller stores, large vacancies in malls have sprung up around the country, posing a unique opportunity for creative uses to backfill big-box spaces. The Oaks Mall in Gainesville is no exception.

Nick Banks, Managing Director of Gainesville based Front Street, represented UF Health in the lease negotiations. Banks said, “We’re seeing regional malls in several markets transform to include a variety of unique uses as anchor spaces become available. It’s been very gratifying to help UF Health pursue this location. I’m certain it will be a great fit for them due to the amazing location, access to retail and food choices in the mall, and ample parking. The mall will also benefit from all the additional team members and visitors UF Health will bring. It’s a true win-win for our community.”

UF Health ophthalmology and otolaryngology services are relocating from the nearby sites, and they plan to remodel the Sears space. Renovations are expected to take approximately a year. This new location will also facilitate future job growth for Greater Gainesville to accommodate this expansion for UF Health.
