Home-Builder Confidence on the Rise

The latest poll produced by the National Association of Home Builders suggests the highest confidence in the single-family home market by builders since 2005. However, the number of single-family houses being started in May was around one-third the number started in May 2005, which begs the question: Why the optimism? One explanation is the building companies that survived the recession have less competitors.

The hard data does suggest reason for confidence as well. Sale of existing and new homes in May were at six and seven year highs respectively. According to the Federal Reserve, home sales are up in the majority of the twelve Federal districts and increased home lending in half of the districts. Sentiment does not necessarily correlate with sales and construction, but it is an indicator that the housing market is beginning its recovery.
